Major Maxim project reaches development milestone

March, 2025

After two years and £150m in the making, Andrew Metcalf, Maxim’s Managing Director, got a look behind the scenes when he joined a group of leading property agents for a visit to Panattoni Park Sittingbourne.

Europe’s largest privately-owned logistics and distribution developer, Panattoni has delivered the county’s largest speculative property development in more than a decade with two high spec buildings offering 439,000 sq ft and 205,000 sq ft respectively. It’s a project that Maxim has worked on, helping Panattoni to engage with officers and members at Swale Borough Council and Kent County Council, as well as the media.

The buildings have now reached the all-important ‘practical completion’ milestone and are available for fit-out by occupiers on the site, which is close to the A249.

Andrew joined the tour of the site with property agents and saw first-hand how each building is meeting the exacting needs of leading logistics and distribution businesses through high levels of environmental performance and access to renewable energy. The larger building, called S440, is capable of generating 0.90 MVA of its 5.33 MVA total from the roof mounted solar PV – estimated to save the future tenant £187,000 a year on their electricity bill.

A third building is under construction by Panattoni after it agreed a deal with DPD. And when all three buildings are occupied, it is expected that nearly 1,100 jobs will be provided on site.

The investment at Sittingbourne builds upon the company’s success in attracting the likes of Amazon, Tesco, SHL, Fowler Welch and Evri to the 90-acre Panattoni Park Aylesford – a project Maxim has worked on for more than four years.

After the visit, Andrew said: “Reaching major milestones, whether it be achieving planning, getting construction underway, the completion of a building and then finally welcoming a tenant through the door, are all to be celebrated.

“Panattoni is one of those clients that always goes the extra mile, does the right thing when it comes to reducing their carbon footprint and future-proofing their buildings, and recognises the value of local knowledge. Today they have established a reputation in Kent as a company that delivers on its promises and is a true partner, and we’re proud to work with them.”
